Waterproofing the Hotel Football in Manchester

Newton combined waterproofing systems were applied to the Hotel in Manchester as part of a complex waterproofing design. NSBC Trace Basements were chosen as experts to waterproof The Hotel Football. This project utilised NewSeal 408 DeckDrain externally over the pile cap face/slab top along the canal side, as well as externally on the capping beam and slab face/slab top, all around at the upper ground floor.

The Project

The Hotel Football is an innovative hotel concept on the doorstep of Old Trafford football stadium. The 135-bed, 10-storey hotel has capacity for around 1,500 fans on match days, houses a supporters’ club, and features a five-a-side pitch on the roof.

Newton Specialist Basement Contractor Trace Basements joined the project at the design stage. They waterproofed the new build, choosing the tried-and-tested Newton CDM System for the interior.

The Solution

However, waterproofing the new hotel was a highly complex project. Due to the sloping site, the slab was at 4 levels with steps, and the retaining wall comprised of piles, capping beams, multi-level slabs, upstands, and blockwork off either slab or upstand. The upstands were all kickerless, meaning that there was also multiple construction joints and pipe penetrations that required sealing against water.

Trace used HydroCoat 203-RM rapid-setting mortar as a construction joint fillet at direction changes. They applied the flexible liquid waterproofing membrane HydroCoat 107 2K. This created a continuous barrier from the cavity tray underside past the capping beam joint. Additionally, they applied Newton HydroCoat 104 Super as a crystalline waterproof coating to the concrete structure. This provides primary resistance against the penetration of water.

Following, the other structural waterproofing materials used were:

• HydroTank 306 Swell Mastic with the waterbar.
• HydroBond 403 Plus below ground around 4No lift pits, one being a double lift.
• HydroTank 309 Flexible Adhesive sealing the Hydrobond bottom side around to the pile caps under the lift pits.
• NewSeal 408 DeckDrain externally over the pile cap face / slab top along the canal side and externally on the capping beam and slab face/slab top all around at the upper ground floor.
• Flexproof-XI to seal vertical gaps between below cavity tray blockwork and structural columns.

The Result

Lastly, the flexible characteristics of HydroCoat 104 Super flexible waterproof membrane allowed for a seamless waterproofing across the deck, vertical upstands and joints. HydroCoat 107 Elastic 2K allowed for minimal down time, even in challenging weather conditions.
